How to Use This Formula
The Plinth Area represents the entire covered area of a building measured at the floor level. It includes the thickness of the external and internal walls.
- Enter your total plot dimensions (Length and Width) in feet.
- Input the required setbacks (margins) mandated by your local municipality.
- The calculator will automatically deduct the open spaces and give you the maximum permissible plinth area.
Understand Your Plinth Area
The Plinth Area is the covered built-up area measured at the floor level of any storey. It includes the carpet area plus the thickness of the outer and inner walls. Accurately calculating your plinth area is the first step in estimating your total construction budget.
Frequently Asked Questions
How to calculate carpet area, plinth area, and built-up area?
Carpet Area is the net usable internal space where a carpet can be laid (excluding walls and balconies). Plinth Area is the entire covered footprint measured at floor level including external and internal wall thicknesses (typically 10%–20% larger than carpet area). Built-Up Area includes plinth area plus covered balconies and utility shafts (typically Carpet Area × 1.20 to 1.25).
What is the difference between Carpet Area and Plinth Area?
Carpet area is the net internal living space measured wall-to-wall. Plinth area includes carpet area plus the area occupied by internal partition walls, external structural walls, and column shafts. Plinth area is what contractors use to quote per-sq-ft construction rates.
How are municipal setbacks used to calculate maximum ground coverage?
Municipal bylaws require compulsory open spaces (margins) around the plot for fire safety, daylight, and ventilation. Permissible Ground Coverage = (Plot Length - Front Setback - Rear Setback) × (Plot Width - Left Setback - Right Setback).
Are balconies, porches, and open terraces included in the plinth area?
Covered cantilever balconies, covered car porches, and internal staircases are included in plinth area. Open-to-sky terraces, sunshades, and open courtyards are excluded from plinth calculations.
